We screen all applicants.  With an application fee of $65 and your completed application, we will check your civil suit history, criminal background, as well as credit history.  Generally speaking, a credit score of 600 or better will pass; no felonies on your criminal, and no evictions or landlord suits on your civil.

Pets are welcome outside the house.  Indoor pets must be approved.  We have a non-refundable pet fee of $250.  We do not allow male cats, vicious dog breeds, or large dogs indoors.  On hardwood or laminate floor homes, aquariums must be kept in rooms without the wood or laminate.

Tenants usually have some appliances, and the ones that need some, we have been able to accommodate for a fee.  Some of the homes have washer and dryer and/or refrigerators already in them.

Early Bird Special: If you signed up for a 2 yr lease you qualify for the Early Bird Special this means you pay their rent five days (5 days) prior to the rent due date get an "early bird" lease discount.  The "early bird" discount is a twenty-five dollar, $50, discount off of that month's rent bill.  That can add up to six hundred dollars, $600, per year savings if you pay your rent early every month on a 12 month lease.

We report our tenant's payment history to the credit bureau.  Tenants can build their credit score buy just paying their rent on time.  If you are renting now, ask your landlord if they are or have been reporting your credit.  Many do not, and it is a lost opportunity for both tenant and landlord.  Without a good credit score, many of life purchases would be very difficult.

We also consider lease purchase for any of our properties. Since the market is in a constant state of change, a lease purchase price is agreed upon at the time of the lease purchase option contract is signed.  This type of agreement is basically an "option to purchase" the house at some time in the future.  For the lease purchase agreement, separate lease contract will be signed at the same time the purchase contract is signed.  The lease duration is from occupancy to the time the your purchase is planned.  A lease purchase agreement costs more than a standard lease.  The normal fees associated with a lease such as deposit and pet fee as well as the cost of the purchase option.  While leasing the property, none of the lease payments goes towards the purchase of the house, and the purchase option price only buys the "option to purchase".
